A lot of agents will show you a property and tell you it’s a “great investment.” But when you ask them about cap rates, cash-on-cash return, rent comps, or what the neighborhood looks like in five years — they don’t have an answer. They’re just selling you a house and calling it an investment.
I don’t work that way. When I help an investor evaluate a property, we’re looking at what the deal actually does for you financially. Not what it could do if everything goes perfectly. What it does in reality, with real numbers.
If the deal works, I’ll tell you. If it doesn’t, I’ll tell you that too. I’d rather lose a commission than put you in a bad position — because the clients who trust me on one deal come back for the next five.
I work best with investors who want to make informed decisions, not impulsive ones. People who’d rather hear the truth about a deal than get hyped up on potential.
